Master Plan

Fort DuPont Master Plan

“Fort DuPont’s rich history, distinctive architecture, and abundant natural resources serve as a solid foundation for the site’s rebirth.”
- former Governor Markell

Fort DuPont is coming alive!   In 2016, a new community started to emerge on this 325-acre National Historic site lying between the Delaware River on the east, the Chesapeake and Delaware Canal on the south and the Delaware City Branch Canal on the north.

Distinguished by its extraordinary waterfront location, this 21st-century community is situated next to Delaware City’s 19th-century and early 20th-century townscape. The property includes a riverside trail network and parkland, recreational amenities and historic buildings and landscapes.

It occupies a strategic location within the state and region. Route 9 at Delaware City is the northern gateway to the Delaware Bayshore, a region of national ecological significance. The fort itself is rich in history and surrounded by ecological resources. The 14-mile Castle Trail along the C&D Canal begins at Fort DuPont’s doorstep, offering a recreational connection across Delmarva to St. Georges and Chesapeake City, Maryland.

Residential districts with waterfront views are being designed for a combination of single family, townhome, duplex and apartment living. They will incorporate renovated buildings dating to the time when Fort DuPont was an active military base. Commercial areas and office buildings will supplement the housing to create a place where walking, biking and boating can be enjoyed.

Residents and visitors alike will enjoy Marina Village with its 120-slip marina, dining, shops and overnight accommodations. Hiking trails offer nature enthusiasts a tranquil area where they can enjoy the local ecosystem. The fort’s historic military batteries were part of a network of forts built to protect the Delaware River during the 19th and 20th centuries.
